Sedona is one of the busiest short-term rental markets in the country for its size. Guests expect a cold AC in July, a hot tub that’s ready at 9 p.m., and zero scorpions. Here’s a practical checklist to keep your property bookable — especially if you don’t live nearby.

Your core vendor list

Before peak season, have a name and number for each of these — plus a backup for the first three:

  • Turnover cleaner
  • Handyman
  • HVAC company
  • Plumber
  • Hot tub / spa technician
  • Pest control (recurring plan)
  • Electrician
  • Locksmith or smart-lock support
  • Water damage restoration (24/7)
  • Landscaper

Every turnover

  • Hot tub tested and ready; cover locked.
  • Thermostat reset to your default.
  • Quick check for leaks under sinks and around toilets.
  • Photos of any damage or maintenance issues, sent to you the same day.
  • Scan for scorpions and pests in bathrooms and closets.

Spring (March–May)

  • AC tune-up before the heat.
  • Roof and scupper inspection before monsoon.
  • Pest control treatment and entry-point sealing.
  • Trim trees and clear brush.

Summer (June–September)

  • Replace HVAC filters monthly — red dust clogs them quickly.
  • Check for roof leaks after storms.
  • Keep the pool or hot tub chemistry tight in the heat.

Fall & winter (October–February)

  • Heating tune-up.
  • Insulate exposed pipes and drain outdoor hose bibs.
  • Set freeze protection on pool and spa equipment.
  • Flush the water heater (hard water).
  • Clean dryer vents.

Sedona permit basics

Sedona requires short-term rentals to hold a city permit and an Arizona transaction privilege tax (TPT) license, among other requirements such as liability insurance and neighbor notification. Rules change, so confirm current requirements directly with the City of Sedona before you list or renew.

Tip: keep a one-page “house bible” for vendors — Wi-Fi, shut-off valve location, breaker labels, lockbox or smart-lock instructions and your contact info.
